[摘要] 2014年,芜湖主城区累计推出33块宗地,成交29块,而13年的数据为41块和36块。从9.91%的成交面积下跌率和30.36%的成交总额下跌率来看,2014年芜湖平均地价下跌22.31%,与去年土地市场火爆场面大相径庭。
房天下讯(芜湖)14年临近尾声,12月芜湖土地供应一宗地——第1428号地块,终以30670万元的挂牌成交,为2014年芜湖土地市场划上休止符,从年度出让及成交数据来看,今年芜湖土地市场呈现量涨双跌势态。
据房天下数据监控中心统计,2014年芜湖主城区全年共推出宗地33块,总供地面积208.95万方。成功出让29幅,成交面积194.529万方,全年吸金约为39.9亿元,,成交均价约为。出让地块类型包含住宅、商业(包含商办、商服、酒店等)、医疗、工业。相较于去年215.94万方的总成交,下降9.91%;2014年度卖地总额399042万元,相较于去年572970万元,下降超过三成。

类型分析:主城区商业用地唱主角 2宗纯住宅成功出让
2014年,芜湖主城区成功出让的29幅地块中,纯住宅地块2幅,成交面积158657.20㎡;商住地块7幅,成交面积534184.33㎡,商业(含商办、商服、酒店、旅游用地)13幅,成交面积939857.62㎡;工业用地5幅,成交面积140289㎡;医疗用地2幅,成交面积70062.67㎡。流拍地块分别为位于鸠江区的1401号商住地块、弋江区的1411号商办地块、镜湖区1412号商业用地、弋江区的1419号商办地块。

2014年芜湖主城区土地市场成交面积及金额折线图
从上述折线图中可以看出,1-6月即上半年,1月的成交额高,达5.114亿元,但成交面积大的为3月份,达32.708万方,因该月出让的2块宗地均为商业地块且地理位置不理想,所以成交总额并不高,仅2.083亿元。
进入4月份,由于楼市政策的收紧以及随后传统销售淡季的到来,土地市场也相应地进入淡季,芜湖主城区并没有土地出让。7月6幅出让地块中5幅来自鸠江区,8月仅出5幅工业地块。“金九银十”不在,芜湖土地市场经历冰封期后,第四季度不温不火的状态寥寥收场。月数据曲线与2013年走势大体相同,土地出让淡、旺季有迹可循,只是在成交金额和成交面积上相差甚远。
